Water & Flood Damage: The Differences

To many homeowners, water and flood damage mean the same thing. However, in the context of insurance claims and repair coverage, they are entirely different. In fact, a vast majority of homeowner’s insurance policies don’t consider flood damage as a form of water damage.

About Water Damage

Generally, water damage occurs before water comes into contact with the ground. A perfect example of this would be rainwater seeping through your roof and attic, causing moisture damage to your walls, ceilings and floors. It can be due to a busted pipe, overflowing washing machine or a toilet backup. Water damage is usually covered under homeowner’s insurance. It pays to read the fine print to determine what is considered water damage so you can be sure what your insurance will cover. 

What Is Flood Damage?

The National Flood Insurance Program defines a flood as the complete inundation of either a normally dry area or two or more residential properties. It comes from a natural source, be it rising water from a river or heavy rains brought about by severe storms. Dealing with flood damage requires extensive restoration effort, which is often the same as that of severe water damage. However, it typically isn’t covered by your homeowner’s insurance. A homeowner must have a separate flood insurance rider to have coverage for flooding. This is especially important if you live in an area that is at high risk for a flood.
