Remodeling a Kitchen for Resale

The kitchen is described as the heart of the home. What does yours say about your home? Is it dated and worn? If you know that you’ll be selling your home in the near future, you want to get the best price possible. That leaves you with a few options. One is pricing your home aggressively with the knowledge that your kitchen needs an overhaul. You may also choose to work with a kitchen remodeling company on a renovation.

Budget Carefully

A kitchen remodel isn’t cheap even when the minimum is done. Unless there is something very wrong with your current kitchen’s layout (like an appliance can’t open all the way because of the design), plan on keeping the design the same since moving electrical and plumbing lines greatly increases a budget.

You’ll want to focus on elements that give the space a fresh and modern look. At a minimum, you’ll want new countertops, neutral cabinets and new appliances. As long as you keep the layout the same, you should be able to keep existing flooring. One of the benefits of working with a kitchen remodeling company is that we understand the trends as well as what homeowners in the area are looking for, which can help you when you list your home.

Kitchen Must-Haves

Because the kitchen will often sell a home, there are a few elements you shouldn’t skimp on. The first is the countertop and backsplash. Don’t be tempted to choose a cheap material. Homebuyers today expect granite or quartz. Although there was a time when the backsplash was just a four-inch piece of countertop, that’s no longer the style. You’ll want a tile backsplash that ties the cabinets and counters together.

Although you can choose just about any color or style of cabinet, keeping a neutral color will help. Shaker and flat-front cabinets are popular choices. Make sure the cabinets you choose have soft-closure mechanisms and dovetail drawers. These small details cost a bit more, but show the buyer that what they’re getting is quality material. Lastly, don’t disregard the power of new appliances. ENERGY STAR® appliances in stainless are the most common and spending a bit more will help your home show better.

Ideas for Basic Kitchen Remodeling

If you want to increase your home’s value and working with a remodeler is out of the budget, consider some of these ideas:

  • Replace your appliances with energy-efficient stainless steel models.
  • Add a modern backsplash.
  • Work with a granite fabricator and install granite countertops.
  • Install a new and modern faucet and cabinet and drawer pulls.
  • Replace your sink.

These are all projects that can improve the appearance of your kitchen without a significant investment.
