Choosing Between a Bathroom Remodel & An Addition

Sometimes there really is no question as to whether you need a bathroom remodel or an additional bathroom. However, if you’re trying to decide between these two options, we can help. Here are some things to consider about your home, family and lifestyle that may point you in one direction or the other.

Budget

This may be the biggest factor in most homeowners’ decisions. A bathroom addition, even one where you carve space out of your existing home, costs more than a bathroom remodel, no matter how extensive. On average, according to the Remodeling 2021 Cost Vs. Value Report, the average bathroom remodel in the Manchester area costs about $23,000. However, a bathroom addition in Manchester is nearly twice that, averaging about $54,000. The only difference is the addition is assumed to be 6×8 feet while the remodel is 5×7 feet. Depending on your space and the elements you choose, your space could cost more or less.

Current Bathroom Situation Versus Family Needs

We understand that there comes a point when the family outgrows the number of bathrooms, especially when teenage girls are in the home. However, before you jump to the conclusion that the only option is to add another bathroom, think about some alternatives. You may be able to take some space from an adjoining room and add a dual vanity and separate the toilet/shower area from the sinks. This approach saves time and money. Another option is adding a vanity area in an adjoining bedroom. This is an especially good option if the two rooms share a wall.

However, sometimes an additional bathroom is necessary. Only so many people can share a bathroom, unlike a bedroom that works for more people. If you need additional shower space or always seem to have a line for the toilet, a bathroom addition is likely the best option. 

Space

If you choose the bathroom addition, where are you going to get the additional space? Are you going to take it from nearby rooms? If that’s not an option, you may have to add onto your home or go into an eve and add a dormer. Keep in mind, however, that there are many constraints to adding onto a home other than just budget.

If you add onto the first floor of your home, you need to make sure you have the space on your property. Many towns have regulations about how close your home can be to property lines. In some, it is as much as 25 feet. You also need to think about how the addition will look on your home. Adding a bathroom can be great if you’re also adding more living space, however, adding a 6×8 box to the side of your home rarely integrates well with the rest of the home.
