One of the most up-to-date places to find the average return on investment (ROI) for various remodeling projects is not from remodelers, but rather from Remodeling magazine. Every year, this publication releases its Cost Vs. Value Report that details various types of remodels and their ROI according to location. This detailed report can give you some idea of what to expect from your home remodeling project. 

Another way to get an idea about a potential return on investment is by speaking with a local REALTOR®. Realtors know what homebuyers seek as far as features and finishes. Have yours come to your home and talk to them about your plans before you start. However, keep in mind that buyers’ tastes vary and trends change, so the remodel you do today may not bring the same return one, three or five years down the road.

Hire Experienced Remodelers

Not all remodelers are the same. Some are general contractors who only do the construction portion. Others are design/build companies that handle the design and construction. Design/build companies give you the benefit of one point of contact from the beginning of the project through completion. Because the designer and remodelers are at the same company, communication is better. We’ve found that homeowners who have done remodels both ways prefer working with a design/build company.

Of course, whether you choose a general contractor or a design/build company, choose an experienced contractor. Remodelers that are members of organizations such as the National Kitchen and Bath Association and the National Association of Home Builders, or belong to other organizations that require experience and ongoing education, will be able to provide you with a remodel you love.

Choose Quality Products

This is especially true in kitchen and bathroom remodeling. Your cabinets, for example, will be a large portion of your budget. Don’t spend on cabinets that don’t have the features you want. Choosing quality cabinets, faucets and fixtures will not only enhance the ROI, but also look better and last longer. When it comes to appliances, quality products are often more energy-efficient, so you may see more savings when you choose a quality refrigerator or oven.
